Tim, look around the Show Low countryside, see what your neighbors have, 
stop, introduce yourself and ask their advice.

There may be a U. OF A. Cooperative Extension in your Show Low county seat. 
Your best source.

Check with an established nursery in Show Low, there must be one, and ask 
what they recommend.

Seek out a commercial farm service company and pay for the expertise and get 
a bid for sowing.

If you intend to pasture 40 acres, you cannot afford to get it wrong. dO ALL 
OF THE ABOVE.
